With ski season just weeks away, it is a good moment to take stock of the Vail Valley real estate market. Here is a snapshot of what is for sale across Eagle County right now, town by town, so you can see where your budget fits and how each community compares.
The big picture
As of October 20, 2026, there are roughly 550 single-family homes, condos and townhomes listed for sale in Eagle County (listings over $100,000; timeshares, land and rentals not included). The average asking price is about $3.5 million, or roughly $1,200 per square foot.
Averages in a resort market are pulled up by a handful of very high-end estates, so the price range in each town tells you as much as the average does.

What the numbers tell us
- Proximity to the lifts still drives price. Vail and Beaver Creek average roughly $1,750 to $1,800 per square foot, about four times what buyers pay down-valley in Gypsum.
- The mid-valley offers balance. Avon, Edwards, Eagle-Vail and Minturn put you minutes from Vail and Beaver Creek, with a wide spread of condos, townhomes and single-family homes.
- Down-valley is where families find space. Eagle and Gypsum offer larger homes for the money, with many single-family listings under $1 million.
What it means for you
If you are buying, fall is a good time to tour homes before the holiday rush and to line up a purchase that could be ready for ski season. If you are selling, buyers arriving for opening day are often ready to act, so preparing your home now can pay off.
Every neighborhood in the valley behaves differently, and these figures change daily. For a detailed look at a specific building, neighborhood or price range, or a free market report for your street, call or text Gil Fancher at 970-390-7469 or email bigredfancher@vail.net.
