Skiing on Vail Mountain

The countdown is on. Vail Resorts has announced that Vail Mountain plans to open on Friday, November 13, 2026, and Beaver Creek on Wednesday, November 25, 2026. As always, opening dates depend on snow and weather, so keep an eye on the resorts' own updates.

Whether you already own in the valley or are hoping to buy before the season starts, here is a simple checklist to make the most of the weeks ahead.

For homeowners

  • Service the heat and check for drafts. Have furnaces, boilers and fireplaces serviced, and check windows and doors before the first cold snap.
  • Protect your pipes. If the home sits empty between visits, set the thermostat to a safe minimum and ask your property manager about freeze checks.
  • Line up snow removal. Confirm your plowing and shoveling service for driveways, decks and roofs where snow loads build up.
  • Review your rental setup. If you rent your home short-term inside the Town of Vail, the town requires an approved short-term rental license before you advertise. Rules differ by town and HOA, so check with your town and association before the busy season.
  • Get your passes sorted. Vail and Beaver Creek are on the Epic Pass. Check epicpass.com for current pass options and prices.

For buyers

  • See homes in winter conditions. Touring in late fall shows you real sun exposure, driveway access, parking and how far the lifts and shuttles really are.
  • Ask about ski access in plain terms. "Ski-in/ski-out", "walk to lifts" and "on the shuttle route" mean very different things day to day. A local agent can tell you which is which, building by building.
  • Know the HOA rules. Dues, rental restrictions, pet policies and special assessments vary widely from one complex to the next.
  • Try before you buy. Renting in the neighborhood you are considering is one of the best ways to find the right fit. Gil can help you find a vacation rental in the area you are interested in.
